EKLandPro LLC is a real estate wholesaling company registered in the State of Ohio. We are not licensed real estate brokers or agents and do not represent buyers or sellers in a fiduciary capacity. Our role is limited to acquiring and/or contracting properties and marketing our equitable interest in those properties, which may include assignment of contract.

Your use of our Services does not create a client, agent, or broker relationship with EKLandPro LLC. We do not provide legal, tax, financial, or investment advice. You are encouraged to consult your own attorney, accountant, or licensed professional before making any real estate decisions.

All property information provided through our Services is for informational purposes only. While we strive for accuracy, EKLandPro LLC makes no warranties, express or implied, regarding:

-The accuracy, completeness, or reliability of property details.

-The condition, value, title status, or zoning of any property.

-The availability of any property listed.

Properties are sold strictly “as is, where is.” EKLandPro LLC may not have conducted an on-site inspection of each property. You are solely responsible for conducting your own independent due diligence, including inspections, appraisals, title searches, and verification of all property details before entering into any transaction.

EKLandPro LLC may market properties located in multiple states. We may or may not hold equitable title to the property at the time of marketing, and some properties may be offered through assignment of contract.

Real estate laws vary by state. It is the buyer’s sole responsibility to ensure compliance with all federal, state, and local laws applicable to their transaction. EKLandPro LLC makes no representation or warranty that our Services comply with laws outside the State of Ohio.

All real estate investments involve risk, including potential loss of capital. By using our Services, you acknowledge that EKLandPro LLC is not liable for market fluctuations, financing issues, inspection outcomes, title defects, or investment results related to properties marketed or contracted through us.

In certain cases, earnest money deposits or fees may be required to secure an assignment or purchase. Unless otherwise stated in writing, all earnest money deposits are non-refundable. Payment terms will be set forth in each individual agreement or contract.

By using our Services, you agree that you will not:

-Engage in fraudulent, unlawful, or misleading activity.

-Rely solely on our representations without performing your own due diligence.

-Attempt to interfere with the functionality, security, or availability of our Services.

To the fullest extent permitted by law, EKLandPro LLC, its members, managers, employees, or affiliates shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of the Services or participation in any real estate transaction.

All Services are provided on an “as-is” and “as-available” basis without any warranties of any kind.

These Terms shall be governed by and construed in accordance with the laws of the State of Ohio, without regard to conflict of law principles. Any disputes shall be resolved exclusively in the state or federal courts located in Ohio.

EKLandPro LLC reserves the right to update or modify these Terms at any time without prior notice. The date of the most recent revision will appear at the top of this page. Continued use of our Services constitutes acceptance of any changes.
